Pricing or How To Defeat Darth Vader
The single most important factor to positioning your listing for the greatest opportunity for a quick sale is proper pricing of the listing from its’ first day on the market.
With all due respect, it really does not matter what you, the seller “what’s” for your property- it is all about what and independent, 3rd party appraiser (Darth Vader), hired by the buyers lender determines is a proper price. The final PA price must be supported by “comps” which come from the same RMLS you agent will use to develop a price range to present to you, the seller. These comps come only from SOLD properties, as recent as possible and as close to the “subject” property as possible.
How do you know if your listing is properly priced? The market will give you immediate feedback on your list price. If your listing does not have showings within the first week, you are overpriced and should do a price reduction before the next weekend passes. It really is that simple.
